The rental of accommodation provided by StayCay Service (hereinafter StayCay) is always subject to the following conditions. Together with the offer, the rental agreement and additional information, these terms and conditions form the contractual basis between the host and the tenant. Any additions to the rental agreements are only valid if presented in written form. The tenant must be at least 18 years old.
Due to the coronavirus, StayCay has taken measures to protect both guests and staff. As a result, some services and amenities may be limited or unavailable. StayCay may have reduced the opening hours of the reception and other services here
- Rental period
The arrival and departure times indicated on the booking confirmation are the ones that apply. Check-out is between 9:00 and 10:00 unless otherwise agreed. Check-in is between 15:00 and 17:00 unless otherwise agreed. Please inform StayCay in advance of your expected arrival time. Contact details can be found in the booking confirmation. The key is usually only handed over upon presentation of the booking confirmation and identification.
Upon check-in, the tenant must present a valid photo ID. StayCay may ask for additional documentation from guests to confirm identity, travel plans and other relevant information
II. description of the house
Size of the house
The stated size of the house has been calculated based on information from the house owner. StayCay checks new objects through information from hitta.se and Lantmäteriet
Number of persons
The house and its grounds may only be occupied by a maximum number of persons, including children of any age, as indicated in the offer, booking confirmation or rental agreement. The exception is those houses where it is possible to bring an extra child (under 4 years old) at no extra cost. Sales staff can inform you of this possibility at the time of booking, and it is also indicated in the house information on the internet. If more people than the maximum allowed are staying in the house or on the plot, the house owner and/or StayCay have the right to immediately evict the extra people. If the tenant does not comply with such an eviction within 12 hours of being notified, the landlord and/or StayCay has the right to terminate the tenancy agreement with immediate effect and to evict all occupants without further warning and without refund of the rent.
StayCay mainly provides holiday homes for families and couples. Groups of at least 6 people who are not families or couples are of course also welcome, but they must register as a group no later than the conclusion of the rental agreement. StayCay or the house owner has the right to reject a group if the notification of group travel has not been made in good time before the start of the rental period. For groups, StayCay or the house owner may also require a higher deposit upon arrival at the holiday home and demand payment for mandatory final cleaning.
Tents and caravans
It is forbidden to camp, park caravans and similar on or near the house site. The homeowner or StayCay has the right to demand their immediate removal. If the tenant does not comply with such a rejection immediately, the house owner and / or StayCay has the right to immediately terminate the lease and to evict all residents without further warning without refund of the rent.
Pets and allergies
In some houses, pets are not allowed. However, the homeowner or StayCay cannot guarantee that there have not been pets in the house before.
Noise disturbance
Tenants, even in residential areas, may be unexpectedly exposed to noise from construction work, traffic or similar. Neither the house owner nor StayCay can be held responsible for noise disturbances.
III. Payment of rent
Prices are quoted in SEK (Swedish Krona) per house per day/week. The booking is binding immediately, whether made over the internet or via StayCay. Once the payment has been registered, a rental certificate is sent where payment information is available, and the rental documents become available immediately after the booking has been completed.
When ordering, the following applies: The total rental amount is due immediately and must be received by StayCay no later than 3 days after ordering. If the payment conditions are not met, the agreement is considered broken, and StayCay has the right to cancel the agreement without notifying the tenant. StayCay will try to notify the tenant as soon as possible before this happens. A cancellation of the agreement does not mean that the tenant is released from his obligation to pay rent, and the relationship is governed by the rules on cancellation in paragraph 5. Unless otherwise stated, the rental amount includes normal consumption costs such as electricity, oil, gas, heating and water.
IV. Taxes and currency
StayCay reserves the right, in the event of price increases, tax increases, fee increases and exchange rate changes, to increase the rent accordingly with clear documentation. If the currency of the country in which the property is located, or the currency in which the property is settled by StayCay, changes in relation to the currency used in the rental proposal between the homeowner and StayCay, the rent may be increased after the conclusion of the rental agreement and before the start of the rental period by the same percentage by which the currency used has risen since the rental proposal was printed. This circumstance does not give the tenant the right to cancel the rental agreement.
V. Cancellation/changes
In writing
A cancellation can only be made in writing and is only valid from the day it is received by StayCay.
Proposal: termination of lease
The current rental agreement between _______ on the one hand and the tenant ____________ on the other hand is hereby terminated on this day. The rental agreement that is now terminated relates to the apartment in the property __________________________.

Before the start of the stay, the tenant will receive a rental certificate. The time for handing over the keys to the house is agreed via email, SMS or instant messaging.
Fees and charges
In case of cancellation, the following fees will be charged:
- From the day of booking / signed offer and up to 75 days before moving in: 10% of the total rental amount, but at least SEK 500:-
- From 74 to 45 days before moving in: 25% of the total rental amount, but at least SEK 500
- From 44 days before moving in: 100% of the total rental amount, even if the rented house is not occupied. The fee is rounded up to the full amount in SEK.
Reduced fees
If the house is re-rented to another tenant at full price, the fees mentioned in point 5.2.c. may be reduced to 25% of the total rental amount, but at least SEK 500. If the house is not re-rented or if it cannot be rented at full price, the fees mentioned in point 5.2 apply.
The breaking point
The cut-off point for the days referred to in points 5.2 and 5.3 is midnight (Swedish time).
Change of name
StayCay can discuss with the tenant the possibility of putting another tenant in their place, for the same period of time and at the same price. If StayCay accepts a change of name, a fee of SEK 500:- is required. The notification of this should be sent in writing to StayCay.
VI. Deposition
If the landlord so requires, the tenant is obliged to pay a deposit at the latest when the keys are handed over. The deposit serves as insurance for the landlord in the event of damage to the house and/or failure to carry out final cleaning or inadequate cleaning. The amount of the deposit depends, among other things, on the size and equipment of the house. The amount of the deposit can be found on the rental certificate, in the catalog and/or online. For stays longer than 3 weeks, the above deposit may be charged per week, and payment may be required for a final cleaning, possibly several, depending on the length of the rental period. The cost of any damage and/or inadequate final cleaning will be deducted from the deposit, together with the handling fee, before a refund is made. If the value of the above exceeds the amount of the deposit, the excess amount will be charged to the tenant. For group rentals and Christmas/New Year rentals, the normal deposit may be increased by SEK 1000 per person. The tenant may also be required to pay one or more mandatory final cleanings, depending on the length of the rental period.
VII. Final cleaning
The tenant is obliged to leave the house in a properly cleaned condition. It is important not to forget to clean the fridge, freezer, stove, oven, frill and sanitary installations. The house must be left in the condition that the tenant wishes to find it. Costs for insufficient or inadequate cleaning will be charged to the tenant. An ordered final cleaning does not relieve the tenant of the responsibility to wash the dishes, empty the refrigerator and tidy up the house before departure.
The tenant must treat the rented house well and leave it in the same condition as when they moved in. The tenant is liable to the landlord for any damage to the house and/or its furnishings that occurs during the rental period and that is caused by the tenant himself or herself or by others staying in the house during the rental period. Damage to the house and/or its furnishings that occurs during the rental period must be reported immediately to StayCay. Complaints due to damage that has occurred during the rental period will, if the defect is reported or can be ascertained with normal attention, be remedied within 3 weeks from the end of the rental period, provided that the tenant has not acted fraudulently. The landlord and/or StayCay will carry out an inspection of the house after each change of tenant. On this occasion, any damage and defects to the house and/or its furnishings, as well as any shortcomings in cleaning, are also noted.
StayCay arranges the rental of houses but does not own them itself. The responsibility and obligations for the rental are therefore the sole responsibility of the homeowner. StayCay represents the interests of the house owner in the termination of the rental agreement. If for any reason a rental agreement cannot be executed due to circumstances beyond StayCay's control, such as an execution auction, breach of contract by the homeowner or similar, StayCay has the right to cancel the rental agreement with immediate repayment of already paid rent. However, StayCay may, at its own discretion, if possible, offer the tenant another equivalent house in the same area and at the same price.
X. Dispute resolution
The parties should try to resolve disputes concerning the interpretation or application of the contract through negotiations. If the parties are unable to reach an agreement, the dispute may be referred to the National Board for Consumer Disputes or decided by a general court.
XI. Extraordinary events
Unforeseen circumstances
If the rental agreement cannot be performed or is significantly impeded as a result of unforeseen circumstances/force majeure (for example, war, natural and pollution disasters, epidemics, pandemics, border closures, traffic conditions, interruption of foreign exchange trading, strikes, lockouts and the like), both StayCay and the Homeowner may cancel the rental agreement. In such a situation, neither the homeowner nor StayCay can be held responsible. In case of force majeure, StayCay is entitled to full cost coverage for all costs incurred, including booking costs, which can be linked to the termination of the rental agreement.
Theft or similar
The homeowner or StayCay cannot be held responsible in case of insect infestation on the house or the plot, theft or similar incidents affecting the tenant's private property or similar.
XII. Other information
* If the tenant enters into a special written agreement with StayCay that deviates from the normal rental conditions in one or more areas, StayCay's other rental conditions are not affected by this.
* Houses are rented in the order in which they are reserved.
* We reserve the right for ticket and printing errors.
* All the information in StayCay's documentation we have tried to reproduce as accurately as possible.
